Aerospace growth is the headline everyone already knows, but that’s only part of the story. What matters most to retailers are the underlying market fundamentals: Florida’s no-income-tax status, a thriving cruise industry generating year-round visitor traffic through Port Canaveral, established residential neighborhoods, household incomes above the state average, and a location positioned to serve Cocoa, Cape Canaveral, and Titusville.

As employment, housing, infrastructure, and national investment continue expanding across the Space Coast, consumer spending within the Merritt Island trade area is projected to rise across several major retail categories.

The customer base behind the numbers

Merritt Island combines an established residential base with meaningful daytime demand. Within the 10-minute trade area, 74.3% of occupied housing units are owner-occupied, compared with a national homeownership rate of 65.3%. Two-thirds of employed residents hold white-collar roles, including 18.4% in management, business, and financial occupations and 30.5% in professional occupations.

The 10-minute trade area’s daytime population reaches 37,876, approximately 4,700 above its residential population, indicating that employment and daytime activity expand the market’s potential customer base.

More than half of adult residents are married (51.3%), and average household income runs $126,920 against a Wealth Index that’s 27% above the national baseline. Median household income is projected to grow from $92,106 to $109,065 by 2031. For retailers making long-term location decisions, that combination of homeownership, professional employment, daytime activity, and rising income provides a strong foundation for sustained demand.

Capital commitments across jobs, housing, and infrastructure

Investment across Merritt Island and the broader Space Coast continues to reinforce the area’s long-term outlook. SpaceX’s June 2026 IPO, the largest in history and raising approximately $75 billion, brought heightened national attention to the region. For retailers, the larger takeaway is the continued confidence businesses and investors are placing in the Space Coast’s trajectory.

Brightline

Blue Origin also announced a $600 million expansion of its Rocket Park campus in Cape Canaveral, expected to create approximately 500 high-paying jobs.

A new catalyst for visitor and consumer traffic: rail access is coming. In August 2026, the City of Cocoa secured a $57.5 million federal grant to fund Brevard County’s first Brightline station – ending years of trains passing through the Space Coast without stopping. The Cocoa Multimodal Station, targeted for completion by 2030, will sit near Port Canaveral, giving cruise passengers and Orlando-to-Miami travelers a direct stop into the region for the first time.

City officials project the station could support upward of 29 million annual trips systemwide, and local leaders point to Cocoa Village businesses as immediate beneficiaries as rail travelers step off the train and into the local economy. For retailers evaluating the Merritt Island trade area, it’s another data point in the same direction as SpaceX and Blue Origin: sustained, multi-source capital confidence in the Space Coast’s long-term growth.

Residential development is following the same trajectory: a $51 million, 296-unit apartment community is under construction on Fortenberry Road, and Maronda Homes’ Island Forest Preserve, a gated single-family community in North Merritt Island, has seen strong buyer demand since launch.

Interpreting the trade area data, not just reporting it

Within the 10-minute drive-time trade area surrounding the Courtenay Parkway corridor, households generate approximately:

  • $38.2 million in apparel spending
  • $15.9 million in annual demand for entertainment, fees and admissions

Median household income here is projected to grow roughly 18% over five years. Retail spending is supported by rising household incomes and an increasingly diverse mix of local shopping options. Major consumer categories are expected to follow a similar trajectory: food-away-from-home demand is projected to increase to $79.3 million, apparel to $45.9 million, and fees and admissions to $19.2 million by 2031.

For retailers, the opportunity isn’t based solely on future population growth. It’s supported by measurable increases in household income and consumer demand within an already active trade area.

Where Demand Is Strongest

Retail categories positioned for growth

Financial and wealth-related services – Local households index 18–35% above the national average on investment products and premium banking, and the value of stocks, bonds, and mutual funds in the trade area is projected to grow from $981 million to $1.18 billion by 2031.

Experiential entertainment – Trade-area households represent $15.9 million in annual demand for fees and admissions, projected to grow to $19.2 million by 2031. That growth supports opportunities for entertainment, recreation, sports, lessons, club memberships, and experience-driven concepts.

Health and wellness – Wellness visits index above the national average, and personal care and pharmacy-related spending in the trade area is projected to grow steadily – real demand for pharmacies, optometry, and wellness retail. Existing Merritt Island operators Planet Fitness and 4Ever Young Med Spa validate that demand.

Fast-casual and family dining – Food away from home spending is projected to grow from $66 million to $79.3 million by 2031. Potbelly and First Watch are both actively expanding into Brevard, and Ellianos Coffee is coming soon to Merritt Island.

Apparel and specialty retail – Apparel demand is projected to grow from $38.2 million to $45.9 million by 2031. Three national retailers already operating in Merritt Island include Burlington, Ulta Beauty, and Five Below.

Specialty grocery – The recent arrival of Whole Foods Market and Trader Joe’s in Viera reflects continued regional investment in specialty grocery and demonstrates retailer confidence in Brevard County’s consumer base.
